About P.L.A.N

Portfolio Landlords Action Network (P.L.A.N) is a professional network created to bring together landlords with portfolios of 75+ properties, share best practice, and raise standards across the private rented sector.

The network exists to support long-term collaboration between serious portfolio landlords, property professionals, and organisations shaping the future of institutional-scale private renting in the UK.

PLAN is designed as both a practical peer network and a strategic platform. Members can connect through approval-based user groups, participate in focused discussion channels, and access curated software and proptech provider information relevant to operational landlords.

We believe the next decade of UK private renting will be shaped by professional portfolio owners who combine strong governance, long-term investment thinking, and modern operating systems. PLAN is built to support that transition with credible, high-value collaboration.

Beyond networking, the mission includes improving how professional private landlords are understood by policy-makers, industry bodies, and the wider public. The focus is on evidence-led dialogue, responsible growth, and high standards across the sector.

Founded and chaired by Marcus Selmon

Marcus Selmon is Director of Property Investor Partners, a trading name of Pomegranate Property Management Limited, and Chair of P.L.A.N.

In his day-to-day work, Marcus manages a group of companies building high-yielding property portfolios across the North of England. Working with a focused group of high-net-worth investors, the group has acquired nearly 500 properties over six years, achieving average gross yields of 12% and net yields of 7%.

This model is designed to build a major institutional-scale private landlord via a network of independently owned portfolios, with a long-term aim of becoming market leaders in sustainable property investment. The strategy has also proven highly relevant for family offices and institutions seeking lower-risk, long-horizon growth opportunities.

P.L.A.N was established to create a serious space for professional landlords to network, exchange ideas, and contribute constructively to policy and public understanding of the sector.
